Are these types of claims ALWAYS too good to be true?  The answer is Yes and no.

There are many people would love for you to think that the only thing that can rehabilitate bad credit is time, in reality, nothing could be further from the truth.  The fact is, time is only one of any number of factors which can fix any given credit report, but it's far from being the only factor.  How can I say this?  Easy.

Under a consumer protection law known as the Fair Credit Reporting Act (aka the FCRA), the only negative information which can be left on your credit report is not what is accurate, but only negative information that can be proved as accurate under the FCRA.  What in the world does this mean to you?

It means any unflattering item on your credit report can only remain there if it is actually accurate and CAN BE PROVED AS SUCH under the guidelines of the FCRA.  This undisputable fact presents consumers like you with both good news and bad news.  The good news is that, through the FCRA, your credit score can most likely be improved dramatically in a very short period of time with only a modest amount of effort on your part.

There are several management training considerations when determining how to motivate people.

What do you want from them?

Whether you are trying to motivate someone to do more of something, stop doing something, or change something, most motivation is about behavioral change. This type of change is difficult for all of us.

How much do you want from them?

Whenever possible, you need to place a measurement on what you want from someone. This will help you determine and communicate your expectations. You also give the person the opportunity to measure performance while you monitor progress.

Understanding your expectations of people in the units of measurement can assist you in gauging the feasibility of your expectations.

Measurements of Expectations

Time:

Will the person have the appropriate amount of time available to meet goals?

Money:

If the measurement of success is money, rather than just setting a monetary goal such as:

Increasing profits by 5%

Reaching a higher sales volume per month

(x amount of dollars)

…breakdown the total dollar amount into units.

Improvement:

A warehouse and production manager with one hundred fifty employees under his supervision had seven employees that were habitually late to work. These employees were all team members on a production line, and held up production by ten to twenty minutes every day.

The manager did not like motivating from a negative stance, but tried reprimanding the employees.  Hs had no results. Then he changed their starting time from six o’clock a.m. to six thirty a.m.  The same seven employees began showing up at six forty to six fifty a.m. each day.

As these seven employees were all above average performers, the manager was not ready to terminate them just yet. He decided to crunch some numbers, and discovered that the delay in start time with other employees on the clock and idle and lost production time was costing the company more than seventy thousand dollars per years. He discussed this with all seven employees individually and posted a notice about the cost of tardiness.  He then began docking the pay of each employee who was late by twice their salaries for every minute behind.

Two of the seven employees immediately changed their behavior and became punctual.

Then after a week, he announced that all employees on any team would be docked for any member not present at the start of the shift.

Four of the remaining five employees stopped showing up late. The remaining employee was eventually terminated.

So in this case some employees were motivated by money, some by peer pressure, and one was not interested.

Here is a secret about motivating people: If the person does not want to change, chances are you will not be able to change them. So the trick is finding what will motivate someone to want to change their behavior.

While planning for success with each person you manage or desire to motivate, you must also determine each person’s point of no return. This is the point when the person is not changing and the energy, time, and money are no longer worth the investment. This was the case in the preceding analogy with the final employee being terminated.  Implementing any more programs specifically for this last person of the group of seven simply was no longer economically feasible. In addition, the behavior of this employee could have a detrimental effect on other employees. After all, if he was allowed to remain employed while ignoring the rules, why maybe there would be no consequences for any of them.

Unfortunately, many people are motivated only by the fear of negative consequences.  This forces a manager to become a disciplinarian.

Why does this person need motivation?

What has worked to motivate this person in the past?

Tools:

Make sure people have the tools necessary for the projects you assign.

Dependency:

Is this person going to be dependent on the performance of others to meet his or her goals?

In addition, you will be able to better comprehend what you are asking of someone. If the change is difficult, you might want to break down your expectations into units. Your expectations could be difficult because of time restraints,

What do you want from them?

What position do they hold?

Employee Recognition

An important, yet often overlooked, piece of people management is employee recognition and this should be covered in al management training programmes  By rewarding employees for important outcomes that they create for your organization, you are reinforcing actions and behaviors that you want to see not only that person, but other people within your organization repeat multiple times.  Employee recognition is not just a way to show your employees that you’re a nice guy – it is a way to encourage behavior that is advantageous to your company’s success.

In addition, employees who feel that their employers truly care about them and their well-being will produce better results.  In fact, studies have shown that praise from a supervisor ranks higher than money, benefits, or events in conveying that a company values its employees.  Recognizing an employee for work well done is also paramount to retaining that employee.

Employee recognition has been shown to improve communication, productivity, and the workplace environment.  Employees are more motivated to produce desirable outcomes and their motivation influences their colleagues to do the same.  Happier employees also tend to produce happier customers.  Therefore, recognition of a single action of a single employee can have far-reaching benefits.

An effective recognition system will be simple, immediate, and powerful.  All employees should be eligible for recognition.  Communication should be such that everybody understands what specific actions are being recognized.  This communication could take place via a company newsletter, an email announcement, or at a staff meeting.  Never use a reward system in which the recipients are chosen by those higher up the ladder.  These systems end up being viewed as “favoritism” or they become ineffective because employees believe that ‘everybody will get their turn eventually”.

Recognition can be accomplished in a multitude of ways.  Of course, an employee can be verbally signaled out in front of his or her peers.  A letter of recognition may be written and placed in the employee’s file.  A manager might write a personal note and could accompany the note with a gift.  Popular choices for employee recognition gifts are motivational posters, engraved items, gift baskets, organizational logo merchandise, and gift certificates.

Most people get out of bed every day, fight traffic, and report to work because they need money. They don’t necessarily like their jobs. This is the reason more money is not always a motivator for many of these people. Getting more money does not change anything, they still have to get out of bed every morning and go to work.

This is why you’ve got to find out what other factors will motivate your employees. How can you get them to perform better? Some people are motivated by recognition.

Recognition – Awards or Rewards?

There are almost as many ways to keep employees happy and productive as there are employees. But recognizing employees and their efforts will go a long way with most of them. How can you recognize employees and show your appreciation?

While some people are satisfied with as little as a ‘thank you’ or ‘good job’ pat on the back, still others respond to monetary tokens of appreciation.

Recognizing employee accomplishments and dedication in a group setting with a gift card will serve two benefits. The employee will have the acknowledgement of coworkers and the employee will have a moment of private responsiveness when using the gift card.  Some employers like magazine subscriptions as gifts. This is a great reward. If the magazine is relevant to an interest of the employee, they feel personal recognition as the employer or manager put some thought into the gift.  In addition, the employee will be reminded again of this appreciation each month when the magazine arrives.

Be careful not to create only competitive reward programs. This can actually backfire and cause negative feelings among people who feel left out and begin a cycle of blame as they attempt to dismiss their lack of recognition.

Awards can be personally engraved plagues of recognition for employee of the month, salesperson of the month, good attendance, punctuality, years of service, effort above and beyond the call of duty, or simply job well done.

So there are awards and rewards for appreciating employees in the hopes of motivating them, and there are awards and rewards at the end of successful projects or when goals are reached.

If you are announcing an award or reward as a carrot to encourage performance, make sure the criteria is clear and the goal attainable.

How to Evaluate and Care for Hard Wood Floors

Hardwood floors can create a feeling of warmth and elegance in a home or business. However, hardwood floors can also be a nightmare for your cleaning company to keep looking good. Knowing what to do and when to do it will help you to keep hardwood floors in prime condition.

Before beginning a maintenance program on a hardwood floor it's a good idea to ask questions about the background of the floor (finish used, when it was last sanded, etc.). If that information isn't available, then you'll need to assess the floor to determine the condition of the floor. Some basic observations of the wood and the finish will help to determine what type of cleaning or refinishing is needed.

Begin by evaluating the condition of the wood. If the floor has extensive damage, warped boards and a lot of wear, the entire floor may need to be replaced. But that is the worst case scenario. Inspect the entire floor, including the edges, and look for differences in the level of the floor. Following are categories you can assign to the floor:

A. Overall very good condition. The hardwood floor looks good or may even be new. The floor may just need a good cleaning to get its luster back.

B. Slight scuffed. The floor is in fairly good condition, however, has a few scuffs and scratches, especially in high traffic areas.

C. Heavy wear. The floor has quite a few scratches, scrapes and dents and looks worn in places. It may even have a few expansion cracks.

D. Warped appearance. The boards in the floor have some minor warping, uneven boards, and many scratches and scrapes.

Next decide the condition of the finish. The condition of the finish may be related to the condition of the wood. For instance if there are deep cuts, scratches or chips in the finish they may go through the finish and into the wood itself. Look at the finish decide what categories are applicable:

A. The floor has a finish, but it looks dirty. The floor most likely just needs a good cleaning to get back that glossy luster.

B. The finish has light scratches, dings and chips and is worn (or is dull) in heavy traffic areas.

C. The finish is chipped in many places. Although the floor definitely has a finish, there are light scrapes, scratches and dings throughout the finish.

D. Finish is worn. There is little or no finish on the floor. The finish may appear to have deep gouges from dragging furniture across it.

E. No finish. The finish is gone or chipped and has a poor appearance.

If the wood and the finish are in good or reasonably good condition, a good cleaning and starting up a routine maintenance program is the next step. If the wood (category C, D or E) or finish (C, D or E) is in bad shape, you may need to do more research or consult a professional on the best way to proceed.

Properly maintaining hardwood floors is important to keep them looking good and extend their lifespan. It is extremely important to remove all the dirt, dropped food, grit and other debris that can end up on and ground into hardwood floors. Dirt that is not removed quickly can be "camouflaged" in the pattern or color of the wood making it not only difficult to see, but easy to ignore. There are several tools that you can use to remove dirt:

1. Brooms - make sure to use a broom that has "exploded" ends that can sweep up dust and fine grit.

2. Vacuums - Any type except an upright vacuum with a beater bar and brushes. These can cause damage to the floor.

3. Dust mop. Dust mopping and vacuuming are the most effective methods of removing debris from floors. If using a dust mop, buy a high quality mop with an eighteen inch head. Treat the mop with a dust mop treatment so it grabs the dirt and doesn't just push it around.

Sweeping, vacuuming or dust mopping regularly is great for getting rid of the dirt, but you will still need to clean the floor. The best method to use is to mop the floor. Use a neutral cleaner (pH of 7) that is for use on hardwood floors and follow the product's directions. Following are a few tips that will help to protect any hardwood floors that you care for:

Good matting is the best way to keep damaging soil and grit from getting onto and ground into the floor. Mats on the outside entryway will help to remove some soils. Make sure any mat(s) used inside (and on the floor) is a good quality rug that does not have a rubber coating. Plasticizers used on some rugs can "migrate" or move from the rug and into the finish of the wood floor.

High heels can cause permanent damage to hardwood floors. The spikes on heels can create dimples in hardwood floors. In a business it may not be possible to keep high heels off the hardwood floors, but if you are cleaning a residential floor, you can let the homeowner know of the problems associated with high heels.

Dragging furniture across the floor. This can cause scratches and dents in the floor. Anytime furniture needs to be moved it should be lifted and carried. Furniture legs need to be in good shape. A loose leg on a chair can dig into the floor's finish anytime someone sits down in the chair.

Spills (food, cleaners, alcohol, oils) can damage the finish and the wood. Clean up spills as soon as possible.

Bright sunlight can bleach, darken or dry out wood. It may be necessary to cover windows with drapes or blinds to keep the ultraviolet rays off the wood.

Harsh cleaners can damage a floor's finish. When cleaning floors use a neutral cleaner that is designed for use on wood floors. A beautiful looking hardwood floor will get noticed. Keeping the floors properly maintenance will keep the floor looking lustrous, your customers happy, and your cash flowing!

Coal May Be the Energy Of the Future

What will be the dominant energy source in the future? Trends are indicating that much of our energy in the future will come from a source you are already familiar with - coal.

How To Throw Out Your Cold Calling Scripts – Five Ways to Be Yourself Again in Cold Calling!

Recently you may have received a cold call from someone using an old-style linear sales script. You probably recognized it as a cold call because the person sounded a bit robotic and kept talking without allowing the conversation to "breathe."

If you’ve been selling for a while, chances are you’ve been asked to use sales scripts yourself. Consequently, you’ve probably used them because they were the only way you knew to start a cold calling conversation.

Here are some questions you need to ask yourself:

• How do you really feel when you use a script?

• How do your potential clients feel when they know you’re using a script? (And they do know.)

• How many sales are you losing because you’re using a script?

When people call me and ask how they can throw out their scripts and cold call the natural way, the first thing I do is ask them whether they’re willing to role-play with me using their script.

After a few moments of listening, I gently stop them and tell them they’re sounding like a totally different person from the one who called me and talked with me so naturally about their sales issues. You know what they always say. "Ari, you are so right. When I use a script, I feel as if I can’t be myself. I feel like a robot or an actor, and it’s awkward and uncomfortable. Is there any way I can be myself again?"

Here are five ways to throw out your linear selling script and be yourself again:

1. Admit that Scripts Make You Sound "Scripted"

When you begin your sales script, potential clients detect the very subtle change from your natural voice to your unnatural scripted voice within seconds.

"Fine," you might say, "I’ll just work on making myself sound natural." However, that in itself creates a conflict. You can’t "work at" being natural. Really, you either are or aren’t.

2.  Start your Cold Call as a Conversation, not a One-Way Pitch

If you’re used to scripts, you’re probably wondering, "How the heck will I know what to say without a script?"

You might want to ask yourself why you think you won’t know what to say, because the reason for that is important. It means you’re basing your cold call on what you have to offer, and not on what’s important to the prospect.

Pitching your solution as soon as you begin a cold call is one of the biggest problems with linear sales scripts. That’s because you trigger sales pressure by doing that. This causes potential clients to react with defensiveness or immediate rejection.

3. Create Openings Rather than Forcing a "Yes"

Selling scripts are designed to be linear and step-by-step so you can move cold calls in the direction you want them to go. From the traditional cold calling point of view, that direction is toward a "yes." The belief is if you don’t get a "yes" at the beginning of the cold call, you’re not "selling." However, that’s the biggest problem with scripts. They give you only one path to follow.

If you can start a conversation that triggers a "What do you mean?" response from your potential client, then you’ll find you can explain yourself in a natural way. It creates a two-way dialogue, which in turn lets you learn what you need to find out. You flow with the conversation without feeling you’re getting off-track.

4. Tape-Record yourself talking with someone you know. Then Record yourself Reading your Script.

Have you ever heard yourself calling a potential client and reading your script? The answer is probably not. Most people who use scripts think they sound natural because they’ve never actually heard themselves before.  If you do this simple exercise, you’ll hear the same kinds of differences I hear when people role-play with me.

In our day-to-day relationships, we simply want to get to know and communicate with others. However, when we go into cold calling using scripts, we have an agenda, which is to make the sale. People sense this immediately and put up their guard. Between our hidden agenda and their reaction, there’s no chance to build trust through communication.

5. Set a New Goal for your Cold Calls

Focus on simply opening the conversation rather than trying to control it, so that potential clients feel comfortable telling you the truth about their situation. We've been taught for too long that we have to control the process. We never stop to think that scripts make it impossible for us to be flexible in how we communicate.

Surrendering your use of a script probably seems scary. Nevertheless, when you are able do this, you can begin to engage total strangers on the phone in ways that feel as comfortable as calling a friend. Yes, it’s possible, and don’t let anyone tell you that it’s not.
