Car Leasing

Car leasing may be a good option for those individuals or companies that want to have a new car but want to save some of the money it costs in full car ownership. Car leasing is a way to rent a car over a specified period of time. The car is not owned by the person or company leasing it at any point and at the end of the lease, the car is returned to the dealership or the car leasing company.

7 Things to Look for in a New Desktop PC If you're not a techie, buying hardware can be an arduous task. Use these tips for buying a machine that best suits your business needs.

Does your old clunker make wheezing noises when it boots up? Has your typing become faster than your computer? Tired of looking at the Windows hourglass for minutes at a time?

Perhaps it's time for a new desktop computer.

Computer manufacturers continue to struggle with weak business. Meanwhile, component manufacturers are making their goods smaller, faster and cheaper. The upshot: You can get a good deal on a powerful machine.

I can't recommend individual machines. They might not be on the market when you read this. Instead, let's go through the components that make up computers. Use these to help decide what you need.

Following are seven points to ponder before you buy:

The Microprocessor

This is one of the most expensive parts. Microprocessors for Windows machines are made by Intel and AMD. Those for Apples are made by IBM and Motorola. So here's my first piece of advice: Don't worry so much about who makes the chip. All four are good. For Windows machines, you have a choice of the AMD Athlon XP, the Intel Pentium 4 and the Intel Celeron, an economy chip. The Pentium 4 and Athlon XP are upper end chips. The fastest Pentium 4 runs at 3.2 Gigahertz — a very fast speed indeed. It's also very expensive. The comparable AMD chip, the 3200+, is slightly less expensive.

You may need these fire-breathers if you're doing lots of video editing. Ditto if you're working with computer-aided design or playing advanced games. Otherwise, look to chips running at 2.4 GHz to 2.6 GHz (or 2400+ to 2600+, in AMD-powered machines). They're cheaper, and they perform nearly as well as the top-end chips.

Intel's Celeron is a budget chip. If you do typical office duties and surf the web, you probably wouldn't notice the difference between a top-end Celeron and a Pentium 4 running at the same speed. But you could save some money.

Apple and AMD chips run at lower speeds than those made by Intel. AMD uses the + symbol, as in 3200+, to imply that its chips are faster than comparable Intel microprocessors, despite running more slowly. Indeed, tests often show that to be the case.

Apple claims that its top-end machines are faster than those running Windows. That is a matter of controversy; there are websites devoted to debunking Apple's claims. Apple's chips run at much lower speeds, so they are difficult to compare directly. If you're interested in an Apple computer, test one at a store, then test a Windows machine. Apple computers are more expensive than comparable Windows machines.

Both Apple and AMD have new 64-bit microprocessors. They can crunch twice as much data as 32-bit chips. But there are virtually no programs that take advantage of this power now. That will change in the future, but these expensive new chips don't offer as much value today.

The Operating System

Windows XP and Apple's OS X are also difficult to compare. But there's really no need. Both are stable and fast. You'll probably be satisfied with either.

Windows XP comes in two flavours: Home and Professional. Windows XP Professional has all of Home's goodies, plus some other stuff. Most of it is networking capability. Professional costs more.

But it does have some nice features. One is Remote Desktop, which allows you to access one computer from another. For instance, you could sign onto your office computer from home and check your email. It also allows you to encrypt files and folders.

Random Access Memory

You will need a minimum of 256 megabytes of memory. If you can afford it, get 512 MB. I'd go to one gigabyte for demanding applications, such as video editing. Memory is relatively inexpensive, so don't skimp.

Hard Drives are Big and Bigger

If you do a lot of video work, you need a big hard drive. Video files are huge. Hard drives at 200 to 250 GB are common and relatively inexpensive.

Otherwise, the gargantuan drives common today far outstrip the customer's needs. Even low-end machines today have 40 GB hard drives. You are unlikely to fill that. I recommend putting your extra money elsewhere.

The Video System

The video system sends the picture to the monitor. Many inexpensive computers use the main-system RAM to run video. The video processor is built into the motherboard (the main circuit board). This works, but is less desirable.

Better computers have a separate circuit board, called a video card. This includes the video processor and memory. For video cards, 64 MB of RAM is pretty standard. That's more than enough for day-to-day computing.

However, if you are doing video work or playing advanced games, get a card with 128 MB of RAM. Truly hardcore game players can get cards with 256 MB of RAM.

The Monitor

Do you need to buy a monitor? Most people get one without thinking. But monitors don't necessarily come with computers. Often, you can lower your cost by refusing the monitor. If you're satisfied with your current monitor, it should work OK with your new computer.

There are two basic types of monitor, as mentioned above: CRTs and flat-panels. CRTs are the cheaper option: I would not buy a CRT monitor that was less than 17 inches. Keep in mind that that measurement is diagonal, and includes a portion of the screen hidden behind the bezel. A 17-inch CRT will have a visible screen size of 16 inches or less.

Flat-panel monitors are far more expensive than CRTs. They come in two flavours: analogue and digital. Digital signals are produced natively by the computer; they do not need to be converted. Analogue signals are converted from digital by the video system. Some consider digital signals clearer.

CDs and DVDs

All computers come with optical drives — either CD or DVD. All but the very cheapest have burners. ("Burning" is the process of making a CD or DVD.) CD-RW burners are still the most common, but DVD burners are available on more expensive machines.

DVD is wildly popular, but remains troubled by incompatible standards. You're likely to see DVD+R/RW or DVD-R/RW on a computer. They are incompatible, but most players can handle R discs made on either. R means a disc can be recorded once. RW stands for rewriteable, meaning a disc can be recorded numerous times. DVD burners can also make CDs.

I recommend that you purchase a CD-RW, at least.

One final point: I hear from so many people wondering when the best time to buy a computer is. There will always be something faster, better, hotter, cooler, bigger or smaller coming. If you need a computer, buy one now.

Classified Ads - (A directory of nothing but spam)

Much like a newspaper Classified Ad section, there are hundreds if not thousands of places online you can submit a “website promotional” classified Ad to promote your business. Unfortunately, the format of these things simply invites severe spamming as a few hundred webmasters out there will continuously spam each single Ad millions of times, sometimes daily, to the same directory!

You may have never seen one of these things because they are hidden away where human eyes would not likely go. They are most usually stumbled upon from the other side, when some scam artist sells a newbie an “Ad Blasting” or some similar ploy guaranteeing that the poor guy’s listing will be posted in thousands of different places.

On the bright side, such a listing is placed in a category so that any resulting traffic would be semi-targeted. Also, Ads are instantly posted to these automatic boards, so any traffic would be instant as well. But that’s where my enthusiasm ends. Since there are so many Ads coming in, yours will only stay on the top page for a few seconds, if that long. To my knowledge, no one has ever read one of those horrible, spammy ads and no one in their right mind ever will.

Search Engines avoid these locations like the plague and being found in them can actually HURT your Search Engine rankings! Quite likely, these listings will likely do more harm for your site than good. I highly recommend keeping your distance.

Woman’s search for a husband goes online

Finding a rich husband may be a bad business deal, or so an anonymous 25 year old woman was advised recently.

The woman, who posted an ad on the New York Craigslist.org was looking for advice on the best way to acquire a husband who made, at minimum, more than $500,000 a year.  This may seem like a large sum, but on Wall Street, where bankers can earn yearly bonuses of up to $10 million, an annual salary of more than a half of a million dollars, while not exactly common, is not unheard of, either.

“I know how that sounds,,” said the woman in her ad, “but keep in mind that a million a year is middle class in New York City, so I don’t think I’m overreaching at all. I dated a business man who makes average around 200-250, but that’s where I seem to hit a roadblock. $2350,00 won’t get me into Central Park West.”  The woman went on to describe herself as both “spectacularly beautiful,” and “superficial.”

The ad was answered by a so called “mystery banker” who claimed to fit the qualifications, and offered the anonymous woman some advice, after describing her proposition as “plain and simple a crappy business deal.”

“Your looks will fade,” he said, in an online response to her posting. “And my money will continue into perpetuity. . . in fact, it is very likely that my income increases but it is an absolute certainty that you won’t be getting any more beautiful!”

“So in economic terms,” he continued, “you are a depreciating asset and I am an earning asset. Let me explain, you’re 25 now and will likely stay pretty hot for the next 5 years, but less so each year. Then the fade begins in earnest. By 35 stick a fork in you!”

A report that a banker from JPMorgan Chase was responsible for the ad posting responses has been dismissed by the bank as “an error.”  According to Brian Marchiony, spokesman for JPMorgan Chase, a banker’s email signature became accidentally attached to the ad and responses when he forwarded them on to his friends.

A spokeswoman for Craigslist.org told the New York Times that the posting and responses, both of which have since been removed, “looked as if they were made sincerely.”

According to the InternetDatingGuide.com, 30% of all Americans have used an online matchmaking site or service in the past year.  10% of these people reported that posting ads on sites like Craigslist.org also figured into their online date seeking.

Get Ready For Halloween Today!

Halloween is one holiday that most children really enjoy, but too many parents get stressed out over it. Some simple planning though will help you get ready for it instead of dreading it. Costumes are always an issue for children and they should have some say in what they get to wear. Put a dollar amount limit on it if they want to have a costume purchased instead of made.

The recent debate over immigration policy commonly depicts immigrants as undocumented, uneducated people who flood our borders without inspection.

Although many immigrants who enter this country are unskilled laborers who provide essential services in many sectors of our economy, of equal importance to the immigration debate are the highly educated foreign professionals whose skills play a vital role in the enrichment of our economy.

The U.S. economy has shifted significantly over the past 50 years. We are no longer the blue collar nation that we once were. The transformation from a manufacturing to a knowledge-based economy has created a growing demand for skilled technical workers. This demand has been accompanied by a decline in the number of native-born students seeking degrees in the fields of science, engineering and technology.

Our prestigious graduate institutions currently train more foreign nationals than U.S. citizens in these fields. To alleviate labor shortages, U.S. businesses must be able to recruit and hire additional foreign-born professionals.

We must retain the educated professionals whom we have trained internally in order to benefit from the unique skills that they possess. By sending the best and the brightest workers back to their respective countries, we only create competition for ourselves, thereby diminishing America's economic clout.

In order to increase the number of highly skilled professionals in this country, it is necessary to reform the employment-based immigration system and provide a sufficient amount of avenues through which U.S. businesses can legally employ specialized workers. We must increase the number of specialized worker visas awarded.

H-1B visas, or temporary skilled worker visas, are currently capped at only 65,000 annually. Yet, this "cap" is reached in a couple of months, and U.S. businesses are barred from hiring foreign-born professionals for the remainder of the fiscal year.

Identity Document Scams

International Drivers Licenses - These are sold on the Internet. Legitimate ones are issued by the recognized auto club in your country and are ONLY valid with the normal government issued drivers license. The legitimate International Drivers License is little more than a translation document in numerous languages enabling authorities to see that you do hold a valid drivers license from your country. It is never a permission to drive by itself. It is never an identity document by itself since it was not issued by any government agency and if it is a real international drivers license you would have had to show a real drivers license to get one, so where is your real drivers license. Occasionally someone asks us if we would accept this as a form of identification and the answer is of course not.

Drivers Licenses - There are replica or false drivers licenses sold on the Internet. The banks are quite capable of knowing what is real and what is not real. People that buy these licenses are fooling themselves more than anyone else.

Passports - A few times a year our law firm gets presented with a hand written passport. Most large countries have not used hand written passports for over 35 years. Some of the less developed countries used them until the post 9/11 era, say around 2002. While it is possible to have a valid handwritten passport that is still current, the offshore banks will never accept one as an ID document. It must be a machine-readable passport. I would also say that traveling on a handwritten passport into the modern world would be difficult if not impossible. Most countries have machine readable passports with digitized photos, some even have RFID chip passports now and along you come with a handwritten passport and a picture glued into the passport with a stamp and signature across the bottom of the picture. I would think big problems. Get your country to issue you a new machine-readable passport with a digitized photo.

Camouflage Passports - A camouflage passport is a non-official document printed in a passport type booklet. Such passport booklets could be ordered from printers in Asia, not sure if this is still allowed to go on, doubt it. The camouflage passport was issued from a recently defunct country like Rhodesia. So the name of the issuer sounded quite real because at one time it was. When these first came out some offshore banks opened accounts based on them. After they were on the market for a while that soon stopped and the people who used them to open the accounts had their funds locked down. Perhaps they were allowed to show new identity documents; perhaps they were treated as criminals defrauding the bank and lost their money. Not sure since these countries at the time had bank secrecy. We are going back a number of years here. We are sure that numerous memos have been sent to offshore banks warning them of this and it was also a topic at numerous due diligence seminars. Again the person fooled the most by one of these camouflage passports is the buyer. Using one of these in the event of a terrorist detention in an airplane, hotel or elsewhere is unwise. You would be treated as a person of interest and probably questioned vigorously. If they simply decided you were nothing more than a person who likes to play games they would possibly lose interest in you but then again you came to their attention and became singled out and that is never a good thing is such a scenario. Contrary to what you see on TV and in the movies serious terrorists would be likely to do what any self respecting Mexican Road Bandito does and that is strip 100% naked the victims. This does not play out well on family oriented TV shows. This enables the bad guys to find things like identity documents, official credentials, keys, discrete weapons, money, contraband, and anything else that might have been concealed. So they will now find your other real passport and again you are a person of interest to the bad guys.

Traveling with a camouflage passport is of course idiotic. If the authorities of some country find one on you it would be likely that you get detained and experience a long interrogation or worse especially if the name was different. This is a novelty item, not a second passport. These camouflage passports can only come back and hurt you. If you really fear traveling on your own passport go through the trouble of processing through immigration in another country and get a real second passport. Then you should have a government issued residency card, a driver?s license from the country and a visa card from a bank in that country, as we suggest and help our clients obtain. This is a full set of real legitimate ID that will pass scrutiny in any country.

Fantasia Passports - These are passports issued from non-real countries. A famous one is Hutt River. There is a fellow who has a very modest parcel of land in Australia. He read some law and as a result declared war on Australia. They apparently did not mobilize the army and just ignored him, which left him able to declare his independence, or so he thinks, claims, or whatever. He calls himself a country and issues passports. He bought the passport books most likely in Asia. I believe his are printed but not machine readable so he probably is not able to get newer ones or he just wants to use up the ones he has. I even saw a diplomatic version of one of these once.

These passports are not good for much. Maybe if you were in a real depraved third world country and tried a land crossing through an obscure border crossing going from one depraved third world country to another depraved third world country and there was an illiterate guard there it might work. People often take these fantasy passports and submit them for entry visas to third world countries in Africa who are happy to sell anyone a visa stamp. Panama Real Estate: Evictions

Introduction - Our law firm, Panama Legal, occasionally gets queries about the eviction process in Panama for residential real estate. Below follows a brief summary of the process and time frames involved. This is not legal advice, just an overview of what is involved.

Applicable Law - Law #93 dated 1973 is the law that covers residential real estate leases in Panama. Some leases that would be excluded from coming under this law would be leases with following attributes:

* leases of rural property

* leases of property in the reverted Canal Zone

* leases where the rent is calculated by the day such as a hotel, motel, bed and breakfast, boarding house, Inn, etc.

* leases of property primarily designated as vacation property where the term including any existing renewals of the lease is under 180 days

* leases whereby the government of Panama or its municipalities are parties in the lease agreement. However if they do appear in the lease agreement as the property owner or landlord they can utilize the eviction provisions of the applicable law we are dealing with here.

Rental Values - If the residential real estate in question has an initial rent in excess of $150 per month, the agreement can incorporate rental increases as agreed to by the parties of the lease agreement.

Lease Term - There is great freedom allowed in selecting a term for the lease as long as the rental value is in excess of $150. There can also be provisions for extensions of the lease term as well.

Lease Cancellation - The tenant is allowed to cancel any residential lease on 30 days written notice.

Security Deposit - Normally a security deposit equal to one months rent is submitted to the Panama Housing Ministry, which is returned at the end of the lease unless the landlord files a claim for damages.

Eviction Proceedings - This is generally going to take 120 days. The collection of the unpaid rent (if any) is going to take about 270 days. If the workload of the court is high legal processes could take longer. Do not plan on it going any faster.

Conclusion - The eviction process is a fairly long one. In many other countries it can even take longer. Some countries that are known for their large amounts of homeless people do have more abbreviated eviction procedures. If you are renting to an expatriate one needs to bear in mind that they may up and decide to leave Panama someday. If they do this discretely and not pay rent for their last few months here the landlord would suffer. They could have their funds out of the country along with all of their assets. They could also have their assets secreted in foundations and corporations that you know nothing about therefore keeping them immune from your attaching them.

The main problem was that sales scripts ended up cornering the person I was calling into a "Yes" or "No."

And that made me feel sleazy and just fed the negative "salesperson" stereotype. It seemed too unnatural to pick up the phone and immediately pitch what I had to offer. I felt I was assuming way too much when the person didn’t even know me.

Now I want to share with you how my entire approach has changed thanks to Unlock The Game.

I spent one whole night studying your audio, video, and e-book materials from the Mastery program, and the next day the lightbulbs starting popping in my head.

I realized I shouldn’t be putting pressure on the other person by trying to lead them to say "yes" to my product or business opportunity.

I also realized that my mindset was backward. Mentally I was trying to get the appointment, but I was struggling to avoid using words that would give that away. And that was the conflict that was eating at me—I had a HIDDEN agenda, and the people I called picked up on the fact that I wasn’t being genuine.

So I shifted my thinking to what you suggest: "Focus on getting to the truth of whether there’s a fit or not instead of the getting the sale."

Once I began thinking that way, I realized that I had to first see if the person was open to the CONCEPT of another business opportunity before discussing whether they were interested or not.

In other words, I had to take a step back on the call, be humble, and begin with a new opening phrase. So here’s how it goes:

"Hi, my name is Ben, and we haven’t met yet." (This is great because it disarms any suspicion they might have about me.)

Then I say, "I’m just calling to see if you’d be open to the IDEA of a different kind of supplemental business where can generate income with minimal capital investment." (When I ask if they’re open to the IDEA first, people seem much more relaxed and open to talking to me about it.)

And that’s all I start with, because after that the conversation flows naturally to the end conclusion of whether we can work together or not.

Now I don’t have to feel nervous about getting to the next piece of my script because we just move into a natural conversation.

In fact, I’ve thrown out my script entirely and just begin the conversation as I’ve described it above. And here’s what tends to happen now:

The other day I called a lead and used exactly this approach. The conversation flowed naturally and he seemed interested in the business opportunity. My first instinct was to try to "close" him as I’d been trained to do. Instead, I remembered what you said about not putting pressure on the person as you near the end of a conversation. So I used the natural phrasing you suggested and said "Where do you think we should go from here?"

And he suggested we schedule an appointment to move things forward!

I love this approach because I can sell without being aggressive!

Also, people respond to me not as a salesperson but as a human being. I’ve had people book appointments and refer me to other prospects because they want to help me out. I’ve also found that when someone doesn’t want my products or service, I come away from the call with no rejection at all.
