My Plumber. . . What a Salesman!

It all started with a leaking shower faucet, one of those mixer types with no markings or available seal kits from my local home products store. In the 17 years since we had built our home, I had no occasion to call a plumber until now. I opened the Yellow Pages to find a qualified, local plumbing house. There were quite a variety listed but one caught my eye right away, not because of some fancy ad, but because of their phone number, which was displayed in a larger font next to their relatively small logo. It read 732-DRIP.

I did my due diligence and called three plumbing outfits, seeking pricing on my needed repair. It was once again, back to the folks with the unusual phone number. They were the ones that I would hire.

The plumber arrived early the next morning right on time. He was a bit younger than I had expected, but had everything he needed as he had already been advised by the home office as to the nature of my repair. He was neat, clean and friendly. His van had their now familiar logo and phone number painted on the sides. He also had them embroidered on his new looking coveralls.

He introduced himself with a smile and a handshake as I invited him in. Paul and I chit-chatted for just a minute, as I bragged about my plumbing prowess but relative inability to properly identify the needed parts. He chuckled and asked for the whereabouts of the problem shower faucet. I offered him a cup of coffee which he graciously accepted on his way up the stairs, being so very careful not to bang his toolbox or spill the coffee. I showed him the shower stall and let him go about his business.

Paul came downstairs about 20 minutes later with the faulty, 17 year-old parts in hand. He also handed me the empty parts container so that I would know what to order from him if we had need of additional parts for the two other faucets located in the other bathrooms. He explained exactly what he did and reminded me of their unconditional two-year warranty. I gladly signed his work order and handed him his payment. He shook my hand and handed me a refrigerator magnet as well as several business cards. He asked me to please keep him in mind for other repairs that might come up as well as if I would pass his business card to some of our neighbors. With that, he was on his way.

Nobody likes to pay for home repairs. A few people may tackle the job on their own, but most will call in an expert. Paul is indeed that expert. He is also quite the salesman for his company. He was all too aware that the other homes in our neighborhood were approximately the same age.

All in all, quite an impressive salesman… especially for a plumber!

Panama Real Estate Bubble Bursting Update 07/05/07

Today La Prensa Newspaper reported that a project named Park 32 in Coste del Este has announced it is failing to complete. Reportedly the project was sold out which leads us to believe the builder engaged in pre-sale marketing to flipper speculators who bought in early on at a low price. This of course removes the incentive for the developer to push forward to completion since he could start another project on the same site at much higher prices. This is similar to what happened with Ice Tower becoming the smaller Iron Tower. We can not state that this is what the case is with Park 32 at this time.

Park 32 was supposed to be a very striking high rise of about 50 floors. The apartments were large as far as modern condos go with many being presented at 230 sq. meters. Coste del Este is built on a landfill of some sort between Panama City and Tocumen Airport. It is about five minutes from the city with no traffic. There are numerous other high-rise condos under construction or planned in Coste del Este.

Refunds - Our law firm is wondering how the refund process will take place. If the original owner sold the unit to another at a higher price taking a chunk of cash down and this fellow in turn sold it to another speculator again pocketing some cash how will the refunds play out in terms of the down payments the buyer payed to the previous buyers. The developer is only responsible to refund the amount he received, no more. Now if the buyer is in country one and the seller is in country two will he execute a refund or simply keep the money seeing the impracticality and expense of being sued in his own country for a Panama contract on real estate especially if he has no assets or identifiable assets in Panama? Our law firm is waiting for the phone calls to start coming in from people who did not get their money back from the previous buyers. We have no reason to believe the developers will not refund the money they have taken in. There's a guy in New York who may have got into your personal business. If he did, he probably looted your online bank account.

Juju Jiang is serving time now after pleading guilty. But for a couple years, he bugged public computers with software that logged keystrokes. He used it to capture usernames and passwords. Some he used to steal money; others he sold on the web.

He got caught when he manipulated a victim's home computer while she was present. She watched incredulously as he methodically searched her computer. He was using GoToMyPC, which allows travellers to manipulate their computers from afar. The victim had used GoToMyPC previously from a public machine. Jiang stole her username and password.

Spying software can easily be placed on public computers, such as those in Internet caf&eacute;s, airports, libraries and other public places.

With spying software, a criminal can grab your passwords and usernames. Ultimately, you could lose your money or have your identity stolen. That should tell you enough to be wary of public PC terminals.

Software is Unobtrusive

Spies usually use software because it is invisible to the untutored eye. Hardware to do virtually the same thing also can be used, by placing it between the keyboard and computer. But using it is too obvious in a public place.

The software programs, however, can record a victim's every keystroke. The keystroke loggers can then e-mail the collected information on a set schedule. Or it can be downloaded. Other software programs take screen shots of places you go. These, too, send their collected information via e-mail.

The spying programs are inconspicuous. Unless you know how to look for them, you'll never see them.

But don't forget there are other threats besides spy programs. Here's how to stay safe:

Check for Spy Programs

Download X-Cleaner Spyware Remover at Put it on a floppy disk. If the public computer you use has a floppy drive, insert the disk and run X-Cleaner from the floppy to check the hard drive. You do not have to install X-Cleaner.

Erase Your Tracks

When you use an internet browser, it keeps records of where you went. When you finish surfing with Microsoft Internet Explorer, click Tools &gt; Internet Options. On the General tab, click Delete Files and Delete Cookies. Then click Clear History.

If you're using Netscape Navigator, it's a little more complicated. Follow these steps.

• Check the settings before going online. Click Edit and Preferences. Click the arrow next to Navigator and select History. On the right, find Browsing History. Change "Remember visited pages" to 0.

• Click on the arrow next to Privacy and Security. Select Disable Cookies and Disable Cookies in Mail and Newsgroups.

• When you finish surfing, click Edit and Preferences. Click the arrow next to Navigator. Click Clear History and Clear Location Bar. Go to Privacy and Security on the left side and click the arrow. Select Cookies. Click Manage Stored Cookies. On the Stored Cookies tab, click Remove All Cookies.

• Now go to Advanced, in the left-hand panel. Click the Arrow and click Cache. Click Clear Memory Cache and Clear Disk Cache. Protect Your Passwords

Browsers also track passwords. Before going on the web, if you're using Internet Explorer, click Tools &gt; Internet Options . On the Content  tab, click AutoComplete. Clear the four boxes.

When you finish surfing, again click Tools &gt; Internet Options . Go to the Content  tab and click AutoComplete . Click Clear Forms  and Clear  Passwords.

If you're using Netscape, click Edit  and Preferences . Click the arrow next to Privacy and Security . Click Passwords . Clear the box next to Remember Passwords . When you finish browsing, click Passwords again, under Privacy and Security. Click Manage Stored Passwords. Select the Passwords Saved tab and click Remove All.

Netscape has a feature similar to AutoComplete. It saves data entered into forms. To disable that, under Privacy and Security, click Forms. Uncheck "Save form data from Web pages when completing forms." When you finish browsing, return to the Forms page. Click Manage Stored Form Data. Click Remove All Saved Data.

Cleaning out the browser will ensure that no one can track your surfing or grab your passwords with saved data. But a keystroke-logging program will still catch your passwords.

Probably the best password protection is a temporary password. Use it while you're on the road, then discard it.

Don't Rely on Encryption

There are a number of encryption packages on the market. They can be used to encrypt email. However, they encrypt the mail when the Send button is clicked. That's too late if a key-logging program is on the computer. It will make a record of the password and message as it is being written.

Use Some Common Sense

Public computers may be secure. But you really have no way of being sure. You can secure your home or business computer, but you can't be certain of what has been done with a public machine.

Approach these machines with care. Don't do any banking or stock trading on them if you can avoid it. Avoid credit-card transactions. Use a temporary password if you must check your email. And ask your system administrator how to "expire page views."

If you're just surfing, that should not be a problem. But avoid sensitive business if you can. There might be a Juju Jiang watching.

Before you make a cold call, do you "gear up" first? Do you get excited about your product or service, and try to anticipate making the sale?

Well, if you’re following the old traditional cold calling mindset, that’s probably what you’ve been trained to do. But what you don’t know is that enthusiasm and confidence usually backfire on you.

Why? Because you’re talking with someone who doesn’t know you. Think about how you’d feel if someone you don’t know approaches you with a lot of zest and enthusiasm.

You’ll probably take a step back. You’re a little suspicious and somewhat on the defensive in the face of all that enthusiasm.

You see, sometimes just the idea of making a cold call causes you to talk more loudly, and with a lot of "forward energy momentum."

But most cold calls break down the moment the other person feels all that enthusiasm.

Why? Because with high enthusiasm, prospects feel sort of boxed in. They feel the pressure of your expectations. They feel pushed by someone they don’t know, and who knows nothing about them.

So it’s much better to talk in a natural, conversational way, just as if you were talking with a friend. When you’re being a relaxed and natural, the difference is amazing.

2. Assumptions feel like presumptions

The old cold calling approach encourages you to be confident that the person you’re calling should seriously consider buying what you have to offer. It’s a taken-for-granted assumption that if they fit your profile, your product or service should be a "fit" for them.

But really, how much sense does it make to have assumptions about someone you've never spoken with, much less had a conversation with? How much can you possibly know about their problems, issues, needs, time frame, budget, decision making process, or other key information?

Can you imagine how it feels to the person on the other end of the phone when you presume to know what’s "best" for them? They don’t know you, and they don’t trust you.

I’m going to wager that most control freaks are A-type personalities (or if you prefer to talk in terms of D.I.S.C. profiles - high Ds).  That’s not all bad.  It means we’re the ones who put ourselves out there on a daily basis, are driven, and make the world go ‘round.  We’re also very task oriented (e.g. get it done!).  We’re usually very successful and we don’t give up until we’ve got what we want and then some.

So how did I get over my freakish side?  Well, I didn’t and I don’t know if you ever really can – it’s part of who you are.  What I have done though is learn how to tame it so others can live with/around me.  So how do I handle my freakish side?  For one, I like lists.  I make lists like you wouldn’t believe.  Here a list, there a list, everywhere a list list.  In fact, I’d be happy make a list for you now.

Tips to overcoming a little of the control freak in you:

1)     It always makes me feel better, when giving instructions to someone, to write it all down.  Every last detail of how I want whatever it is done.  Then I feel that nothing is or will be missed.

2)     Make your instructions clear and to the point.  This should give you piece of mind that whomever you are delegating tasks to understands what you want done and how you want it done.

3)     Take it one step further and have your virtual assistant repeat back those instructions.  This is your assurance that s/he understands what you’re after and will help you trust him/her more.

4)     Learn to trust.  Okay, maybe not the first time you delegate a task to someone new.  But certainly, after that person has successfully completed the tasks you delegated, and completed them to your wishes, you really CAN begin to let go and trust that they’ll do it “correctly” each and every time.

5)     Write it down.  Write it ALL down!  I’ve found that writing everything down helps me feel more like I’m in control so that freakish side doesn’t need to bare itself to the world quite so much.  Take notes on your phone conversations, list out what you need to accomplish, write your instructions out, and so on.

6)     Learn to let go.  Really.  Other people CAN do things as well as you can and sometimes even better – even if they’re not an A-type, High-D, control freak!

7)     Find a complimentary assistant.  Find someone who is good at and enjoys the things you hate.

Working with a control freak:

1)     Realize that we can’t help it.

2)     Realize that we do our best to overcome.

3)     Ask us for a list of what we need to have done.

4)     Ask us HOW we’d like things done.

5)     Write it down for us.  If we give you a whole bunch of random stuff that needs to be done, write it down and email that list back to us.  This way we can look it over, change our minds, add, and subtract and send it back to you.

6)     Ask us questions about what we want and how we want it before we flit off on another subject.  Keep asking until you have enough information from us to understand what we want.

7)     Do what you say you are going to do.  Nothing makes us run away faster than not doing what you say you are going to do.

8)     We have to be able to trust you.  You need to be honest EVERY time – even if it means telling us what you think we don’t want to hear.

These tips should help you, the control freak, overcome that freakish side and for those of you working with us, maybe this will make it easier. We control freaks really aren’t as scary as it may seem.
